			<content:encoded><![CDATA[<p>Closed home sales in city of Woodbury, MN were up 93% compared to August 2010. Further, new home listings to the market are down 9.2% compared to August of 2010. Year to date closed home sales are up 11.8% and new listing inventory is down 12.6% compared to last year . So what does this mean for the market? We say this is a step in the right direction to improving our market in the Woodbury marketplace. The average sales price is down 6.9% compared to 2010 so we are still experiencing depreciation in the area, but things are positioned to start heading in the right direction with reduced inventory and agressive mortgage rates. With a high affordability index, the highest in nearly 15 years this market is positioned well for the first-time &amp; move-up buyer. <p><strong>Snyder’s sentiments are reflected in statistics released last week for the 13-county Twin Cities metropolitan area. While new listings are down, pending sales are up—nearly one-and-a-half times what they were over last June’s post-tax credit slump.</strong></p>
<p><strong>“Properties that are priced appropriately for the market are moving,” said Snyder. “Listings at all different price points are selling—and in a couple of cases it’s even getting tricky to find the right inventory for a specific buyer—a good problem I haven’t experienced in a while,” she said. </strong></p>
<p><strong>When combined with record affordability, the 5.5% decline in new listings and a 15.9% decrease in inventory add an element of urgency buyers haven’t experienced in some time. </strong></p>
<p><strong>The flow of financially distressed properties onto the market appears to be slowing, and those on the market are selling. Foreclosures and short sales accounted for 38.2% of all sales, the lowest level since June 2010.  </strong></p>

<p><strong>March is actually the kickoff to the spring real estate market.  Buyers don’t want to rush finding a home.  They want to have time to find the right house.  Beginning a search in March allows them that time without house hunting in cold conditions.  Those that were looking in the winter are even further along in the process.  The biggest buyer pool begins in March and sellers don’t want to miss out on that.</strong></p>
<p><strong>There are a few other reasons March is the start of the spring market.  Relocation clients begin to enter the market at a higher rate.  Tax season creates more buyer demand.  Overall people are moving from hibernation mode to do-something mode.  </strong></p>

			<content:encoded><![CDATA[<p style="text-align: left;"><strong>The November 2010 real estate statistics have been released for the Twin Cities area.  And it was good news for homeowners  and sellers in Washington County.  The median sales price increased to $186,000 in November 2010 from $171,000 in November 2009.  That’s an increase of 8.8%.</strong></p>

<p><strong>Here are 6 tips for adding curb appeal to your home:</strong></p>
<p><strong>1. Have the home washed or painted.  A professional power washing or do-it-yourself one can brighten the home with just water.  It will also remove unsightly items like cobwebs.  For stucco or wood sided homes, painting may be the only option for cleaning up the home.</strong></p>
<p><strong>2.    Trim the shrubs and green up the lawn.  Make sure to fertilize, add grass seed when necessary, and keep landscaping tidy.</strong></p>
<p><strong>3.  Add a splash of color.  You can do this with a flower bed, a new front door, or colorful lawn furniture.</strong></p>
<p><strong>4.  Update your mailbox and house numbers.  A new address plaque or an upscale mailbox is an easy way to modernize without spending a lot.</strong></p>
<p><strong>5.  Repair or clean the roof.  The roof is one the first things that guests or buyers notice.  Make sure it is in good condition and clear of moss or stains.  Due to the danger involved, it may be a good idea to hire a professional to do the job.</strong></p>
<p><strong>6.  Perform routine maintenance and cleaning.  Things like hanging or clogged gutters and missing bricks detract from the overall look of the home.  They’re also red flags for other deferred maintenance.  </strong></p>
